The BREEAM (Building Research Establishment Environmental Assessment Method) process was created in 1990 and has subsequently evolved to be the de facto measure in benchmarking energy efficiency in non-domestic buildings.Different BREEAM versions/ schemes have been created to assess various building types, and all versions are updated regularly in line with UK Building Regulations.

The air-tightness of a building is known as its 'air permeability' or leakage rate. Air leakage can occur through gaps, holes and cracks in the fabric of the building envelope which are not always visible. The air leakage affects the building's performance and is now firmly enshrined in Part L of the Building Regulations.
