Services
With a highly experienced team of surveyors throughout the country, we are well placed to work with other professional services including estate agents, brokers and solicitors. We provide a referral scheme for our partners and can carry out valuations, HomeBuyer Reports or Building Surveys for both your buyer and seller clients.
Help to Buy covers a number of government schemes aimed at helping the public to purchase property. These include Help to Buy: ISA, Help to Buy: Shared Ownership, and Help to Buy: Equity Loan. Help to Buy: Shared Ownership allows you to buy a share of your home and pay rent on the remaining share. The share you own can be increased as and when you can afford to buy more.
A Private Valuation is a report that provides you with the current Market Value of a residential property in line with RICS Red Book requirements. The Valuation will also give you a general overview of the property. A valuation is required by a Housing Association due to selling a shared ownership property or purchasing further shares in the property (also known as staircasing).
A Building Survey is a report for clients who are seeking a professional opinion based on a detailed assessment of a property. On receipt of a Building Survey, you should have all the information you need to make a decision on purchasing a property. The Building Survey Service is delivered in accordance with the Home Survey Standard (1st edition) RICS Professional Statement and is equivalent to Survey Level Three.

When the Lady arrived at the property she had a key but on opening the door realised we were in. She shuy the door and hammered on it as if there was no tomorrow. We had had several occupants of other flats knocking on the door so initially we ignored her. But her persistence paid off and we let her in.
She was quite pleasant saying sorry she did not expect us to be there.
The quote she gave seemed to be a bit on the low side.
We vannot see what relevance the following questions have to do with this survey?

The same surveyor came out for two different lenders to survey the same BTL property. In one report he said the property was suitable for lending, and in the other he wrote that it didn't. It's a shame all these freebie mortgage surveying companies are so bad, but then the banks probably pay them peanuts, and you know what that gets you.

Quite possibly the worst firm I have ever had professional dealings with.
Pinnacle were instructed to perform a valuation of a property I own for a re mortgage. On arriving the valuer told me he was only there to confirm a house existed (really professional and making a joke of the entire industry they work in!) and then when the valuation came back it was £0 due to proximity to high speed rail (the house is close to a proposed maintenance line of HS2 but this would only be used occasionally and limited to 50km/h).
I have appealed the valuation 3 times through the lender and each time they have

I’m not a property owner - rather a tenant in a property which requires assessment by this company. I’m here to mention the entirely unprofessional nature of their communication. Rude, impatient, and unwilling to grasp that people cannot be available at short notice in the middle of the day.
I explained that I had limited availability due to working in healthcare, especially given their rigid schedule of Mon-Fri 0900-1400. After finally finding a date I could offer, several weeks away, I was met with a frustrated sigh and told “I guess it’ll have to do”. Yes, I think you’ll find it

I was informed that Pinnacle Surveyors would be carrying out our valuation on behalf of our mortgage lender. I read the reviews and was not exactly filled with joy.
Paul Cable undertook the inspection and noted within the report that there was no garden/balcony nor any additional rooms, despite the apartment having a wrap around balcony and a small office space.
Whilst I anticipated a slight under valuation, nothing could prepare me for extent at which Paul valued the property, particularly as a friend had purchased a similar apartment within the complex for just under that figure 2 years ago

DO NOT use this company. AVOID at all costs! Phil from Pinnacle Surveyors came to do a survey on our house which we are selling. When he visited, he didn't even look in the rooms that we were in, asked barely any questions - the only thing he did mention was that he'd not looked in the loft at a recent property he'd done a 'survey' on nearby, so he had to go back there afterwards. This company and their practices are incompetent and disingenuous. For context, within 2 days of our house being on the market, we had lots of interest and numerous offers. Should be call prejudice surveyors. Right to buy property at more than 40k knocked off the value of the property. Everything else in the mortgage application approved and and out of town man has a 7 minute run round the house and takes a picture on a tablet and assumes although the property itself is perfectly good condition and no has concerns structural wise. This person who has no idea has decided the house wouldn't sell in the future.
