We are a 4 star accredited guest house offering comfortable accommodation in the heart of Southampton. All rooms are well equipped with free view flat screen TVs Wi-Fi internet access and tea and coffee making facilities etc. Centrally located we are just a few minutes walk from the train and coach stations.
The cruise terminal and docks are a 10 minute car journey and Southampton Airport is approximately 5 miles away. We are alsoclose to M27 M271 and M3 motorway links. We are short walk from the City Centre where a huge variety of shops can be found on the High Street and the modern West Quay shopping centre.

Services
Rooms are available from 2 PM until reception closes at 9 PM. We will request an expected time of arrival, so we know when to expect you. You are welcome to drop off your luggage and collect your keys earlier than this, if required. We request that you vacate your room by 10 AM. Should you wish to extend your stay, please check with the proprietors regarding availability.
How do I gain access late at night? We provide all guests with their own front door and room key throughout their stay with us. What if I have to leave before breakfast? We can arrange sandwiches for early departure guests, if ordered by 6 PM the night before from reception. Do you accept dogs? Unfortunately, we no longer accept dogs.
The Fenland Guest House is a spacious early Victorian property with 8 letting rooms of various sizes 2 being on the ground floor. The rooms of good proportions, mostly en-suite and furnished to A high standard. All rooms benefit from flat screen free view TV's radio alarm clocks and complimentary toiletries.
Follow city centre signs until you are travelling down a tree lined avenue with parkland on either side (The Common). You are now on The Avenue. When you pass a pub on the right hand side called 'The Cowherds' - take the next turning on the right, Northlands Road. Leave the motorway at the Southampton/Eastleigh turn off.

Visited in the midst of a VERY hot spell during 2020 (one of the rare occasions we were all let out that year!!)
The weather was as warm as the welcome; friendly and helpful. Parking is a bit of a problem as the premises doesn't have much frontage (in common with the area) but we managed to squeeze on. Inside, the building is by and large well kept.....it DOES have a period feel and smell to it as you would expect from such an old building but we like this! Don't expect aircon and the like; this is a guest house, not a hotel. Given the heat of that weekend it WAS fairly stuffy BUT it was an exceptional

Really great guest house, the facilities you'd expect, but fantastic down-to-earth service which you wouldn't expect. A real pleasant surprise; it was like staying with friends rather than saying at a hotel. Martin was the perfect host and really accommodating, without anything seeking too much trouble...
