Upad began in 2007 and has grown into the UK's largest online lettings agency by offering a simpler, more cost-effective way to find tenants and let a property. This has proved equally popular among landlords who previously used a high street letting agent to find tenants as well as those who used classified channels.

Last year, we helped rent over 10,000 properties: our biggest year so far. We are different because instead of being a local lettings agency, we offer a national service that enables us to offer cost savings through economies of scale. We still provide expert support to our landlords over the phone seven days a week, while the tools and know-how we offer can be accessed online any time of the day or night.

Your ARLA qualified Account Manager and the rest of the Upad team are focused solely on helping you find the right tenants as fast as possible, 7 days a week. Over the past 5 years we've become the leading online letting agent. We learn from every property we let and continually update our services to make sure they deliver every time.
After creating a property advert some checks are made to make sure it's as good as it can be. Then we'll ensure it's displayed on all the main UK lettings websites such as Rightmove, Zoopla, Prime Location and others. Advert responses come into your Upad dashboard. Where you'll have everything you need to liaise directly with the prospective tenants, organise a viewing and show them around the property.
We had looked into using the high street, spoke with a few agents, all very pushy, wanting to take photos and visit before we were ready. Not happy to provide us with cost prices/contracts upfront until seen the flat as they could then do a "deal". But mostly we discovered that they would take an annual fee/percentage of rent income EVERY YEAR - even if it was the same tenant.
Discounts for advertising multiple rooms. Advertising credits don't expire, so you can use them whenever you need to find a new tenant. We'll send our local, fully-qualified inventory clerk to create a full inventory and schedule of condition report. Essential when dealing with tenant bonds.
Start with property advertising on Rightmove, Zoopla and Prime Location, then choose the level of support you need. Upad offers services for all types of landlords. We keep our landlords informed and in control when it comes to renting out their property. Because we are online and have no expensive offices and overheads, we can pass on these savings to both landlords and tenants.

I used this service a few years ago and it was good. However it seems none of their systems are functional anymore and you will spend hours chasing them to issue contracts, process references etc. The help desk seems to get routed through another company called Housy which does not take any responsibility for Upad and will just say they will call you back but then never do.

I have used UPAD in the past and the service was great. Sadly on this occasion the service was useless. I put the property on the market with them and quickly discovered that tenant enquiries were not being sent on to me or appearing in my account. I flagged the issue and was told "they would report it to IT" I gave the property another week on the market... still no enquiries, despite having tested the system by getting a few friends to enquire. They all received emails from UPAD confirming their enquiry had been submitted and the landlord would be in touch. Something is very broken in the system

I would give them zero stars if I could. Upad used to be really good but have been recently bought out by another company - since then the service is abysmal. You can't get through to them on the phone, they don't respond to emails and are just generally useless. Avoid at all costs.

Used the company 3 times now as a landlord, first 2 times they were very good. However since the company changed hands the company has really gone downhill. Online account no longer works as it should, always on hold for at least 30 minutes before you speak to anyone (if you dont get cut off first!) Asked for a refund and it took them weeks to process. Avoid if you dont want to look unprofessional to clients through no fault of your own.

Not open on weekends! Used to be good years ago (under previous ownership), but is not so good since the new owners ("Howsy Ltd") took over in approx 2020 - I can never get through to anyone quickly on the phone, often my phonecall is unanswered and goes to voicemail. No-one calls me back if I leave a message. They don't put their correct opening hours on their website or Google, they are no longer open in the evenings (which is more convenient for people who have been at work all day), they arent open on weekends, callback requests have to be booked 1-2 WEEKS in advance online! etc...

The good news is that I found good quality tenants through this site. I also found that Brad who was my named property adviser was helpful. The way I received referrals by text worked well and I liked this.. What was not so good was that I found it difficult to understand some of the people I spoke to at Upad. This made me wonder how prospective tenants would respond when phoning in, possibly with a degree of horror. Certainly overall I found the quality of the tenant enquiries not as good as in the past. Also there is an overflow system when phoning in and I did not get a call back as promised

I've been using Upad to find tenants for my rental flat for the last 6/7 years and they are very good. They take great photos of the property and credit check the tenants thoroughly. Any legal issues we've had with the tenants has been solved quickly and effortlessly by their dedicated legal team. I'll carry on using them to find tenants for as long as I have rental property.

3rd time using Upad and absolutely shocked at the level of poor customer service. For 5 days now my calls are being taken by a messaging service and it has been impossible to speak to an account manager. I'm going to request a refund and will not be using or recommending their services

As a landlord I find Upad’s services great. The level of communication is excellent and I receive an emailed update every day confirming where things are in the process. The cost of their services is fantastically competitive in comparison to high street agents and I find the level of response and help much better. There is always someone at the end of the phone if I need to call but for the most part I don’t need to because where things are is made so clear. I have rented properties a few times now with Upad, I would recommend them to anyone and think their service is brilliant. Thanks Upad

Have used Upad at least 8 times. The system is brilliant at bringing in large numbers of punters some of whom I will then vet more thoroughly than any letting agent would bother to do. However, the backroom systems are slow when it comes to Referencing and seriously inadequate in drawing up Agreements. Front room staff excellent but back room staff need proper training or simply replacing. Olga
