Services
We like to visit your property to take details of the accommodation and agree a rental valuation. Rents should include ground rents or service charges but exclude council tax and utilities. We answer any questions you may have so please don't hesitate to ask. We will take high resolution internal and external digital photographs and a walk through video tour can also be arranged and uploaded.
Most of our clients are letting properties for convenience, investment or both. They are looking for proper financial reward without the worry of close involvement. At the same time they want to be assured that they have not lost control of their property. This 'Full Management' service is designed to meet these objectives in every detail and can be catered to your individual needs; involving you as much or as little as you wish.
Management Plus is for the landlord who requires further peace of mind. The service is the same as our 'Full Management Service' but also includes the backing of our 'Rent Guarantee and Legal Assistance insurance' should the tenant default on the rent payments. This will be covered by our scheme along with legal assistance for eviction proceedings.
After several years, properties become in need of a little TLC and perhaps require a new kitchen, bathroom or general refurbishment throughout. We have regular, trusted contractors including kitchen & bathroom fitters, electricians, plumbers, decorators, carpet suppliers and fitters, cleaners, window fitters and dressers.
Residents in the UK are liable for tax at the standard rate under the Taxes Management Act 1970 Section 79 but there are a number of worthwhile allowances. These can be such things as insurance premiums, maintenance during the tenancy and managing agent's fees. Mortgage interest is no longer allowable.

In my experience they are a great company who look after tenants and landlords alike. They have managed my flat for around 10 years and it’s been well looked after, I get regular reports on the condition and my tenant is happy as when things go wrong they deal with it efficiently. I don’t live local anymore so I appreciate that these things are covered without me needing to be involved in every aspect or every detail. Not much more to say other thanks for a great service

Where to begin... Absolutely awful company. Outright failed to fix any issues, not just cosmetic ones, but issues seriously effecting the health of residents and neighbours. Despite us providing countless photographic evidence of these problems, nothing was ever done.
They were consistently stubborn to deal with and reluctant to even acknowledge the possibility that there is an issue with their property. Always tried to put the blame on the tenant. And if you think you think you're going to get your deposit back at the end of your tenancy, you are dreaming.

As I live abroad I've been renting my flat out with Montrose Properties for over 10 years now. They are far and away the best management agents I've ever used. The reason I'm writing this now is that we had a problem during Covid 19 getting a washing machine up the stairs to my tenants as it took two people who obviously had to live together for social distancing reasons. Rob and his son volunteered and took the machine up themselves, back breaking, they are heavy things, really above and beyond the call of duty. Which sums up my experience with them really, they always offer an excellent service

I have had a tenancy agreement with Montrose for nearly 5 years and have found them really friendly and helpful. They are quick to respond and solve any issues you experience and I would definitely recommend renting with them if you are looking around the Didsbury area!

I previously rented with Montrose for 6 months, have had a break from them and have just signed an agreement for a different property with them. Across both lettings I've been really impressed with them. Small maintenance issue were fixed very quickly (sometimes same day) and generally they were reasonable and pragmatic. I had some issues with the last place but they mainly stemmed from the place being a little run down and the landlord being reluctant to make changes (ie not Montrose's fault).
They were also fair when moving out, charging a small amount for a few specific bits that weren't clean

I found renting a student property under Montrose properties fine until it came to moving out. They were very poor in their communication and reluctant to help aid the process of getting our deposits back. They failed to send the check out report, leading to a long delay which they then failed to apologise for. Never once did they reply to an email me or my housemates sent them, it took us numerous phone calls to the office before we were finally told that Montrose were waiting for us to send them correspondence! You'd think if they needed something from us they would ask for it instead of going

I've just finished a tenancy with Montrose Properties and from start to finish, I was treat with respect and decency far beyond any estate agency I've ever dealt with. They were quick to organise repairs and on the once in a blue moon occasion there was something wrong, they were immediately helpful. Upon leaving and collecting my deposit cheque, which was organised with no faults and a very fair arrangement was made for a clean of my property, they wished me all the best for the future which I thought was a very classy touch. It is rare that as renters we are made to feel like proper customers

Would not recommend using, not very helpful or understanding at all. Lived in one of their properties for two years, reported broken shower tiles within a month or so of moving in and they send out someone who did a shoddy job, reported several times again and there was nothing done by the time I had moved out. When it came to getting deposit back they overcharged us massively, £300 for "cleaning" haha! Also tried to add on the bill a cost for a mirror which was cracked before we had even moved in.

Expected extortionate agency fees for frankly poor service. The agency advertised for students and young professionals; we approached being a group of one student and two young professionals, we queried whether there had been much interest in property to be told they had absolutely ZERO interest. Relied on the decision of our pending application on… what the 'landlord' thought - but the landlord did not get back to the agency for three weeks and the agency did not notify us, until we e-mailed them; despite saying 4-5 times that they would notify us of a decision as soon as they knew.
