We are following Government, NHS and Law Society guidelines in relation to the pandemic. Therefore we are not able to offer face to face appointments at present. For the protection of our staff and all others we are operating a work at home policy.
Please therefore telephone or email our offices in the usual way and we will deal with the matter as quickly as possible. Fees in probate matters vary depending on the particular circumstances as each estate is different. We can help you through this difficult process by obtaining the Grant of Probate on your behalf. Disbursements are costs related to your matter that are payable to third parties, such as court fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.
If you buy a freehold, you're responsible for maintaining and insuring your property and land, so you'll need to budget for these costs. Most houses are freehold but some might be leasehold - usually through shared-ownership schemes. Most flats and maisonettes are owned leasehold, apart from in Scotland where there are very few leasehold properties.
In relation to your sale we receive details of the buyer and their solicitors from the estate agents (if any) instructed by you to deal with the property marketing. Even if this is a private sale please be aware that it is a legal requirement that all properties sold in England and Wales have a valid Energy Performance Certificate.

I, and my late husband have dealt with Rootes and Alliott many times for many years. I have always found my dealings with them to have been handled in a very professional and approachable manner.
Several of my recent transactions have been far from straightforward and I have found, particularly during my husband's illness and since he passed away, the support and kindness of Mr. Morrison and Mrs. Garrard invaluable.
I have no hesitation in recommending Rootes and Alliott, their support staff and the solicitors I have named. I would certainly not consider dealing with any other firm.

Wanted guidance within family law from these solicitors. After explaining my case to them I was informed they will get back in touch with me with a verdict, baring in mind my court hearing was getting close. After awaiting confirmation they didn’t even bother to contact me. So I went to court with no help. But I managed just fine without their guidance and I most certainly wouldn’t be asking them again. Am disgusted with lack of communication, losing of a death certificate and then dropping the handling of mums will and estate saying they think there will be disputes by siblings which they don't have the area of expertise to deal with, which contradicted what they told mum in front of a witness when she first took up their services as executor. They said there was two executors, one the handle the finances, the other to deal with the family. They didn't even call the beneficiaries in to do the will reading and determine if agreements could be made, they dropped the case a few weeks after mums

Without the diligent attention to detail and dogged determination of Mrs Smith, my naïvety may have cost me thousands of pounds.
