Dwelling standards in the United Kingdom have never recovered the loss of Parker Morris standards and commerce has misdirected many of the mass housing initiatives. Horden's micro-homes / Pocket Developments etc. We favour, or have only been granted, smaller closely defined, sometimes over-designed developments to gradually replace and enhance the already established fabric of a world city.
The engineering of the tallest residential timber structure in the world at the time of construction has extended Techniker's expertise in wooden building construction. The solid laminated timber tower comprises nine storeys of apartments developed as a cross-wall structure.
The load-bearing elements are very strong and stiff and design issues centred on providing resistance to progressive collapse and good acoustic separation between apartments and circulation areas.

This residential development provides high quality assisted living (extra care housing) in a six storey curved wing together with prestigious later living (retirement housing) in a tall tower providing views towards the coast. To meet the clients ambitious construction programme an optimised reinforced concrete flat slab is adopted to reduce the build programme and allow early fit out of the spaces.
This development of fifty three live/work units and office space surrounds a new private courtyard. Retail units shield the development from the main road. The duplex apartment layouts, with double height glazed spaces, are not confined within cross walls. Instead we conceived a double storey concrete sway frame with columns suppressed into the separating walls between units.
