We also take the time to meet with you at the property and provide a valuation on inspection, based on an appraisal of your property & up-to-date comparable's.
Landlord have a year to comply with this new obligation. A landlord must include the address of all rental property in Wales they are the landlord for in their registration. This will be the address of all dwellings (buildings, or part of a building, occupied as a separate dwelling) which are subject to, or marketed or offered for let under a domestic tenancy.
It has also been suggested that this legislation will shortly be introduced into Wales. Landlords are now liable to confirm that the rental property will be the tenants only or main home & to will also need to check each tenants identity documents. Making a right to rent check with the Home Office - If a tenant has an outstanding immigration application or appeal with the Home Office, you can request a Home Office right to rent check.

No issues at the start of tenancy, then suddenly communication takes a turn. Especially when you leave the agency and go elsewhere. I had no communication whatsoever when I emailed my notice. There was no check out check list sent to me until the day I was told to hand in the keys (I was told on the day that information as well, and only because I had enquiried), by then it was too late. I cleaned the property with help and even freshly painted it, but somehow managed to get a £200 cleaning charge taken off my rental bond (when finally able to get it back after weeks of trying and a new Tennant

They failed to fix a leaky toilet for weeks, leaving the tenant with not only the sound of constant flushing water but an extreme water bill. Despite notifications, resulting in an excess water bill of £513 that they refuse to take their legal responsibility for.
When challenged about this, the letting agents tried to claim back £415 in waived rent that the landlord agreed to write off - because B&G took 5 months to organise a contract with a new tenant, after the current tenant found multiple replacements to help with rent. The landlord wrote this off due to B&G’s incompetence and now B&G

There are lots of houses to rent in Cardiff so why go with letting agents who are not going to do what you are paying them to do?
If you enjoy spending hundreds of pounds each month to have problems left unfixed and dismissive emails then these are the folks for you.
For those crazy enough to expect a maintained property and decency then look elsewhere.

B&G are the property management company handling a friend's tenancy and have demonstrated their utter inability to carry out basic maintenance tasks - as well as being uncommunicative and dismissive.
One such maintenance task led to a water drainage bill that was then passed onto the tennant - despite several requests to fix the source of the issue. NOT RECOMMENDED.

Excellent company that is ran very efficiently. I have been involved with them for over 15 years as a landlord and have only got good things to say. I have recently sold my property through them as well and again can only reiterate what I have already written.

I have used with Boulton and Griffiths for both the rental and sale of my flat. On both occasions they were always friendly, helpful and professional. The contract stage of the sale was very slow and drawn out, as usual, but B & G were happy to chase both sets of solicitors regularly to move the process along as quickly as possible and always kept us updated. My wife and I have used Professionals Relocating a number of times since returning from Canada. Our first contact with them was when we were living in abroad and looking to return to Cardiff. They were very helpful in our search while out of the country and we had easily set up a number of viewings for when we landed back in Wales.
Communication from the team and the quality of the properties on their books is second to none and during both our tenancies any issues were dealt with quickly and with no fuss. The staff are very friendly and knowledgeable of the properties and surrounding area.
