What is this about and does it really apply to me? Well, when you build an extension to your property, or your neighbour does, there are some legal requirements that need to be followed under the Party Wall etc. Act 1996. A wall forming part of one building but which is on the boundary line between two or more properties.
This service may be needed when the worst has happened, and you have had to go to Court to seek redress about the cost and/or standard of work of a building project that has gone badly wrong. In such circumstances, the Judge can ask for an expert witness report. The purpose of the report is to give an expert opinion of the works carried out, associated costs and possible remedies for consideration by the Judge.
We have expertise in determining the cause of various construction defects. It may be that you are buying a property and have noticed something unusual which you would like to know more about; or perhaps your insurance claim is faltering because the true cause of a defect has not yet been identified.
This is where tenants enter into commercial leases agreeing to keep premises to a certain standard of repair, but for a variety of reasons this may not have happened. The dilapidations process assesses - either during the tenancy or when it ends - what disrepair has occurred and whose liability it is to fix it, as well as how much it will cost.
