Transaction times across the industry have lengthened because of the industry adjusting to new and often remote, ways of working, and increased demand from the Land Tax holiday. This has impacted mortgage lenders, valuers, local authorities, conveyancers, and other businesses involved in housing transactions.

Until this date the nil rate band will apply to the first 250,000 of a property sale. In the meantime, we will of course try to complete existing transactions before these deadlines but cannot guarantee this given the reliance on other parties, and individual circumstances that can impact a transaction.
Services
Your file will be handled by one of our teams that are lead by an experienced Team Leader and conveyancers, these teams may include Licensed Conveyancers, Solicitors or Legal Executives. We will give you the names and contact details of your conveyancer and supervisor in your instruction letter. In addition to this and in order to provide a high level of service we have a dedicated teams who will deal with certain aspects of your transaction.

My partner and I had Zoe as our conveyancer, we wouldn't even know where to begin to praise her, she has be absolutely amazing throughout the entire process, what could have been stressful, was seamless and quick, if i could give her more than 5 stars I would!! communication is important and she went above and beyond in our eyes, she is extremely responsive and helpful, nothing was left sitting on a pile. If you are lucky enough to have Zoe allocated to your file you will be in safe hands! If I ever sell or buy again she would be my first choice.

We worked with Shriya who helped us with the purchase. Shriya was very helpful and despite the system issue that occurred Shriya was great throughout the process. She answered the queries we had which was great and eased our worries.

Worst solicitor I have ever had the displeasure of being associated with.
They were supposed to be acting on behalf of my buyer, however they have not yet learned anything about a telephone system. So you phone the office and NO ONE EVER ANSWERS THE PHONE, you leave a message, and it says they will call you back. They NEVER EVER call you back. They never reply to emails on an urgent basis. If you are lucky they might respond in a few weeks.
They ask for documentation just before an exchange date, documents that should have been asked for at the beginning.

I caveat this review by saying that Emma C was really great and worked hard to pull through my purchase right at the last minuite.
Apart from that, I didn't have a great experience with the firm. The other member of staff was off a few times and frustratingly no one else was assigned to deal with it.
Don't bother trying to ring them as the phone lines will ring and ring to oblivion.
I wouldn't use this firm again and wouldn't recommend them either.

It has been a pleasure to use JS Law for buying a house. I would highly recommend them. Zoe was fantastic, she was so easy to work with. We was kept up to date with everything every step of the way. I would definitely use them again.

If I'm buying another property, I intend to ask if the seller wants to use JS Law - and if so, I'll reduce my offer by 15%.
Dishonest (told their clients the other solicitor hadn't sent emails and/or there was a typing error in their address, while telling the other solicitor all details were correct but messages hadn't been received due to a computer issue. On another issue, told their clients a specific search had been sent to our solicitor, while telling our solicitor it couldn't be sent because it hadn't been obtained. Thirdly, the other party understood they were talking to a solicitor throughout

What can I say other than Zoe at JS Law was a star, before and after the systems went down at JS Law together with half the country and the Local Council went into reverse at a spectacular speed.
Zoe guided me through the whole process, was incredibly professional, kept me fully informed and provided me with practical solutions to the myriad of hurdles put in place whilst selling my property.
So would use I JS Law again? Defiantly.
PS, ask for Zoe if you can you wont regret it

I wish I could turn back time and never have used this solicitor. I purchased my home in January 2020. The process took longer than expected, but my solicitor at the time was kind so I stuck it out. I recently applied to re-mortgage my home, due to some urgent repairs that are needed. Everything seemed to be going well until the lawyer for the lender advised there was an anti-fraud restriction on the property preventing them from proceeding. They requested the certificate from HM Land Registry, but the only one on record was from 2017 for the previous owner.

Terrible, terrible service, honestly this has been one of the most stressful experiences of my life. 6 months in now and still not completed on a 5 year old flat with no chain holding this up.
In the end I made contact with the vendor directly, the management company & the local authority to try to push through requests for information (I should not have had to be involved like this but have been left with little choice).
Whilst I have not been privy to communication between my case handler and the vendor’s solicitor I can imagine it has mirrored my own experience of being basic to say the
