Wellies Tea Rooms is a beautiful barn conversion in rural Sussex countryside, a friendly informal tea room where you can catch up with friends or family. Pop in for breakfast, lunch or classic afternoon tea. We are only five minutes from Chichester, close to Goodwood and Kingley Vale. Our food is locally sourced and home made on the premises. You can enjoy a glass of wine or beer with your meal, and you can even bring your dog, as we do allow well behaved dogs in the cafe.

Lovely little tea room. Nice atmosphere, friendly staff. We called in for a snack but were tempted into having lunch and so glad we did. I had the homemade wild mushroom and spinach quiche and my partner had the minted lamb burger - both were delicious. We'll definitely return when we're in the area again.

I would like thank the owner and all her staff for the efficient and professional service that they provided for our large party of 22, last Sunday. The booking system was smooth and reliable. We were extremely impressed at how well-organised the staff were. Given that they also remained open to continue to cater for the general public was nothing short of amazing. The service, with a smile, was first-class, and maintained throughout the 3 plus hours that we were there. The quality of food was of a very high standard and thoroughly enjoyed by all. I wouldn’t hesitate to recommend Wellies as a

Hidden Gem!
We were on our way home from East Sussex to Hampshire and desperately wanted to stop somewhere for a nice cup of coffee and a cake. Avoiding Chichester we found this little beauty on the map and decided to head out.
Despite it being super busy and practically full (would recommend ringing ahead just to avoid disappointment), the wonderful waitress squeezed us onto a little table out in their yard with a bench either side. We ordered two iced coffees (not on the menu, but were made to order with coffee ice cream and coffee), and two fruit scones with jam and cream.
Needless to say
