Cambray Property Management will be responsible for arranging all communal maintenance and daily upkeep of your property including, where required, cleaning, gardening, lift & automatic gate maintenance, repairs, drain clearing, decoration of communal areas and much more.
Should you experience any issue related to the communal areas of the property, even if you are unsure as to whether it's the responsibility of the individual owner or the management company to address, always call or email us to report it and our friendly team will be more than happy to assist.If it's a communal maintenance issue we will rectify it swiftly as we use a number of trusted local contractors who are available at short notice.

Following the residents dissatisfaction with the previous managing agents Cambray Property Management advised on the set up of the Right to Manage Company, and the subsequent hand over of the day to day responsibilities for the management of the property on all issues except the continued collection of Ground Rent.
We have a dedicated accounts department who will cover all your accounting needs. We will, if required, prepare a budget of estimated expenditure on an annual basis and discuss and advise on the resultant level of service charge. We collect all service charge monies on a monthly, quarterly or half yearly basis into our Client account by either bankers standing order or invoice at no additional charge.
Our dedicated out of hours service is available on 03330 050 199 however please only contact them in a genuine emergency. Our response times may be slightly longer than you are used to, and slower than we would like. Please be aware that more people are likely to be at home than would be the norm, so please consider how much noise travels and disturbs others, and be respectful of your neighbours (some of whom may be unwell).

We have been very satisfied with Cambray throughout the last 15 years. The property and grounds were well maintained, general communication was good and the team were always helpful and responsive. Our solicitor was also very positive about the quality and timeliness of response from Nick.

Before buying my flat I heard many horror stories of management agencies doing very little for their fee and I saw the results of this when visiting many flats with communal areas in poor condition.
Cambray was recommended to me at the time so it was a factor in buying where I did. The flat and its communal areas has undergone extensive renovation in the past 7 years and I have loved living here!
Having liaised with Cambray many times over that period their service can be summed up as polite, prompt and pro-active.

I am an experienced Landlord & Property Developer and Cambray are the best Property Management I have come across. They were recommended to me over 10 years ago by my Solicitor with over 40 years experience in conveyancing. Being a little skeptical of Management Companies, due to previous expensive appalling service from the large well known national operators, I wasn't sure what to expect.

Cambray have managed the management companies of two of my flats in Cheltenham for the past two decades. Few perhaps realise what a hard job this is to get done properly i.e.managing the fabric, safety and insurance of a property block and its occupants with many leaseholders and stakeholders involved.
I have always found the staff and management of Cambray to be honest, reliable and professional in all their dealings with me and fellow leaseholders. Most importantly they have robust processes in place to make sure that essential issues such as maintenance and insurance are not forgotten.

Terrible all round.
Poor money management, poor provision of information, terrible communication and timeliness of responding to requests. Passed from one person to another with no-one taking ownership.
Our property fund is in deficit and continues to be well after the proposed time frame to pay off this deficit.
A relatively straight forward job has so far taken nine months of regular requests and has now deteriorated significantly, needlessly making it a far bigger job.
Useless.

This company has forced me out the home i own, they hide behind emails no one calls you back. A foreign national owned a flat for 8 month apportioned them and now he sold his flat we cant get rid of this management company. i have no choice to have to sell a property i've owned for 25 years to get away from them. There like cancer difficult to get rid of when someone gets them involved.
