Verify that the tenant has documents on the published list to prove their immigration status. Check the documents in the presence of the tenant, to ensure that they are genuine and have not been tampered with. Interview the tenant to make 'reasonable enquiries' about who else will be staying at the property.

Repeat checks when the tenant's right to rent expires or there is a new tenancy agreement. With this service, the Landlord retains responsibility for carrying out the right to rent check but we will help to make sure you do it correctly.

The Immigration Act 2016 will also make the failure to carry out right to rent checks properly a criminal offence. The new right to rent scheme requires Landlords to carry out checks in the presence of their tenants, and make reasonable enquiries about who will be residing at the property. Costly Civil Penalties of up to 3,000 per tenant or criminal penalties - sentences of up to 5 years imprisonment.
The Immigration Act 2014 introduces wide reaching and unprecedented obligations upon Landlords. For the first time it will be necessary for Landlords to carry out and provide evidence of checks on tenants entering into new tenancies, establishing that their immigration status allows them to rent a property in the UK or face civil fines of up to 3,000 per tenant or potential criminal penalties.
