James Lewis Chartered Surveyors was formed in 2009 by James Lewis BSc. (Hons) MRICS FFPWS. James qualified as a Chartered Building Surveyor in 1998 and is the Managing Director of James Lewis Chartered Surveyors. Prior to setting up his own company, James worked in private practice, predominantly at Associate Directorship level gaining a wide level of experience in professional and contract administration related work.
James currently specialises in party wall matters and is a member of the Pyramus & Thisbe Club and a Fellow (Chairman of the Surrey Branch) of the Faculty of Party Wall Surveyors, which are both recognised organisations promoting party wall excellence.

Mr Lewis was very organised, explained things in concise and simple terms and managed the process in line with our timetable. The Party Wall etc. Act 1996 provides a statutory framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings. A Building Owner proposing to start work covered by the Act, must give Adjoining Owners notice of his intentions as set out in the Act.
Cutting into a party wall or ceiling/floor (if a party structure such as in flats) for any purpose, but generally to accommodate load bearing beams and bearings;. Excavations and foundations within 3 metres and to a greater depth than the foundations of any structure or building belonging to an Adjoining Owner;.
A Building Owner intending to carry out certain work has a strict legal obligation to serve notice in writing upon any Adjoining Owner who may be affected by such work. It is of paramount importance that notices are served correctly in accordance with the Act. Failure to do so can result in significant delays to the proposed works.

I highly recommend James. He is very knowledgable, kind, and responsive to all of our questions. We had an interesting situation where both of our adjoining owners homes were owned by the same housing association. They had some unusual requests and were not very responsive.
