The worst crooks! Just 1 week before our stay the UK closed the borders because of the Covid situation. We asked to be reimbursed. Some other hotels with a non refundable booking accepted (for exemple Friars course house hotel), because it's not our fault if the British government decided to close the country. But Ednam house hotel refused. So we asked to remove the booking to a further date, in july. Ednam offered a rate which were twice more expensive that the normal rate. Being flexible, we asked to remove to the 30th of October. It's not a high season and it's a night from Sunday to Monday

We stayed 13th November.
I took my elderly mother to Kelso for her birthday and stayed at Ednam house hotel. She was thrilled with the room,the hotel and the staff as was i. I would say bar area could be a little more inviting and cosy but still fine. But i have to say that the cooked breakfast i had the next morning was the best breakfast i've ever had at any hotel,it had everything you could think of and cooked/presented to perfection. Varieties of fruit etc for continental breakfast was vast too. I would definitely return.

Lovely hotel was at a wedding, only one problem disabled access to wedding and reception room was very difficult for my disabled mother as the steps down from the bar area where very steep they could do either a hand rail down the middle of them. But every this else was fabulous .

Great location with a very warm and friendly staff with great dinner! My family stayed for one night here and we very much enjoyed it. The location is set in a very charming town, and the setting on the river is absolutely stunning. The lady at the front desk were very welcoming upon reception, the dinner was excellent and the bartender was a blast – couldn‘t have asked for better service at dinner. We brought two young children and they felt very welcomed here. NOTE: duck is highly recommended choice of plates. Even though we never got our breakfast after a one hour wait, I’m still giving

Went for afternoon tea with the family. Absolutely brilliant. Nothing was too much trouble despite our best efforts! and the food was delicious. Fully recommend a visit.

Disabled access? Not really. Too many stairs and no lift. Staff were kindly.
Old with quirk, yes, but a little worn and tired.
A little revamp would make the hotel a gem. Location good.

I don't like to leave negative posts, I'd prefer not to comment.
But.
The Ednam House Hotel is an exception.
The room was generous with a huge bathroom and dressing space with beautiful double aspect views of the Tweed.
The room was shabby in need of repairs and redecorating. The bathroom was well appointed, but water trickled from the taps.
Filling the free standing bath was an exercise in patience...
Lots of patience.
Breakfast was average to poor and the staff were curt without being rude, but no evidence of the warmth and welcome I encountered everywhere else.
Kelso was fabulous and

Location perfect. Quaint and tranquil. Decor very fitting, but a bit aged. Service delightful, including even the comedy errors.
The chef should be the best paid member of staff. Haddock and egg for breakfast is perfection.
