Services
We provide accommodation specifically for students and have become specialists in this area since the company was established in 2003. We understand that for many students, renting a property for the first time can be a little daunting. Here at G4 Lets we aim to make the process comfortable and straight-forward.
Have someone who is willing to stand as your Guarantor and is a UK homeowner OR be able to pay the full yearly rental amount up front. If neither of these options is available to you, we recommend using Housing Hand, a guarantor service who charge a fee to support you. Please see their website for details: www.housinghand.co.uk.
We offer you peace-of-mind that your property is being managed professionally and this saves the worry of rent collection, arranging maintenance, receiving calls in the middle of the night, etc.
In the first instance we will visit your property and our experienced negotiators will advise you on the best rent you can expect to receive, the equipment and furnishings that will be required and the legal requirements for letting properties be it a small or large HMO.Our Tenancy Agreements are Assured Shorthold Tenancies for a minimum term of 12 months.

I've been using G4Lets for 16 years to manage my 6 bedroom property in Brighton. All the staff I have dealt with over the years have been very professional, helpful, understanding and considerate. It's a difficult task for them as they have to deal with landlords like myself and then students who would be letting the property. In my opinion they strike a very good balance and when I've visited the property and spoken to the students, they have always been very satisfied with the service and support from G4Lets.

It is a pleasure to work alongside and represent G4 Lets. We are always made to feel part of the team. The office staff, maintenance staff and owners are incredibly friendly, helpful and professional in the way they assist us to carry out our instructions during such a busy time of the year. As the company owner of Simply Inventories, I have no hesitation in recommending them for all your Letting needs.

I used G4 Lets to rent my student accommodation and had a really good experience. I would recommend them as a student letting agent in Brighton. I know that whatever issues were brought up they would fix in a timely manner and they always made sure that when we started a new term the accommodation was in the best condition.

Terrible, rip off company. Please, please do not use and believe me when I tell you they are awful. The house we rented was poorly maintained but the real trouble was at the end of tenancy. If you have ignored poor reviews and you are already in one of their properties ensure you are there for the end of tenancy inspection, take loads of photos etc because they WILL try their hardest not to return your money. If you are considering using them - please do not be lured in by them. Watch out for good reviews, I know for a fact that some are written by their own staff or people they pay for so

I would advise all new students looking for properties in Brighton to use another letting agent. I lived in a house with G4 for 2 years with 5 other very tidy girls. We should have known from our first experience of them where within our first week of moving in we had been accused of having parties and trashing the house before we had keys or access to the property that things were not going to go well! we finally moved in 3 weeks after the start of our tenancy, the property was in dire condition we had no hot water for 2 weeks, the property had not been cleaned before moving in and the general

I have to say I wasn't really looking forward to writing a review of G4 lets, and this is because having to go on their website for their business details, and look at their logo etc...would have just brought back some painful memories.
They were basically awful. We had broken windows, an oven they weren't willing to fix, general unresponsiveness and leaving everything until the last minute, and between the 7 of us in our house, a small percentage of our large damage deposits back.
I had some really strange items in my damage deposit checklist, but being me, I was lazy and just accepted

Student letting agencies always get a really bad review which in some cases is warranted from personal experience and listening to University friends. I believe G4 Lets to be the lesser of the evil.
I have heard the occasional mis-hap with some houses which cannot always be helped and have found responsiveness to issues good. Houses are normally done to a fantastic standard when they are brand new which are not always looked after properly which is normally one of the main issues that arise in this industry.
If you do need housing in Brighton for 3 to 8 people then this would be my first port
