We have kept this house as we have the lease with the care provider but we made sure they had an option to purchase so we have an exit. One of our clients who is a care provider, asked us to find them a home which we could transform into an 8 bedroom house. Once we agreed the purchase we applied for planning for change of use, which included the garage conversion and a single story extension at the rear.
We are currently in the process of refinancing each unit on its own merit. We look at choosing lenders who would take 2/3 each as this will help keep the costs down. Once this is refinanced and the bridging lender paid back, we can sit back and hold for the long term. We are also weighing up serviced accommodation on one of the 1 bedroom flats to increase revenue.
We have decided to keep this unit, refinance and pull all our money out the deal meaning and infinite return. Property & Partners secured this large 3 storey semi commercial building two streets down from the seafront in Worthing on the South Coast. This town centre building which was in need of complete renovation was a great size and was ideal for change of use.
