At Stonebow Law, we have tailored a service which we feel sets us apart from our counterparts and gives our clients exemplary service. We work on a "no completion, no fee basis". If the worst happens and your buyer pulls out or your seller accepts a higher offer, you can be safe in the knowledge that we won't charge you any fees for the legal work we have carried out.
The procedure will depend on whether the property is registered or unregistered and how they came to be lost. If title for your property is registered in H.M Land Registry then since the Land Registration Act 2002 came into force this may no longer constitute a problem.

In the more unusual situation where title to you property is not registered in H.M Land Registry the individual circumstances will need to be investigated and specialist legal advice may be required to resolve the situation.You will usually need to compare your neighbours title with your own to establish the position.
A schedule listing the documents which set out the history of ownership of a property. A road maintained by the local authority. The original amount of the loan. A formal document required to transfer ownership of property to a person entitled to the property following the death of the owner. A special form of tenancy agreement designed to simplify the process of obtaining vacant possession of the property at the end of the agreed tenancy period.

In the first instance, prior to instructing us, we would always recommend that you obtain a detailed quote, as fees can vary significantly based on property price and location. The price we charge for our professional services for a freehold purchase at 200,000 will range between 650 and 850.

If I could award this firm -5* I would. Grossly incompetent, you never get the same person dealing with your house purchase twice, they lose documents emailed to them, they change their minds on what identification documents are acceptable. All in all a very poor firm not recommended at all.

Destroyed documents with a 'leak'. Did not follow up questions to vendor solicitor, dragged sale on for 4 months. The girl I felt with left why??? Would not reduce bill !!! I pulled out of purchase, just started feeling wrong.
