A seasoned property investor and founder of Ikos and currently our Director with over 15 year's experience in construction and property investment. With a base training as a Chartered Quantity Surveyor he moved into the property development sector and gained skills in property development and construction management moving on to become a full time investor, developer and property consultant in 2005.

This 'set up' should be avoided at all costs.They are totally untrustworthy. I look forward to seeing Mr John Raiye, their owner, in Court to recover the thousands of pounds of unpaid rent he has illegally kept. This was because I had left Birmingham to go home to Ireland due to a severe brain injury & was no longer in a position to go to my properties. He clearly knew this. It has since transpired that he was telling me 3 or 4 of my nine properties were vacant when in fact they were all rented. Travelled to Birmingham to stay at THE LIMES property, upon arrival I was very unsettled to discover the light was on and there was a fresh load of laundry hanging in the living room - immediately I was unsure if there was someone else was in the property! It was discovered that the fuses were broken; kitchen and bathroom lights broken and unable to turn off living room light. It became clear that the hosts used the property to do their laundry, even though my party had booked the entire house and expected privacy! We stayed at The Limes Guest House on Daisy Rd, controlled by Ikos Investments.
Upon entering the property, the kitchen and bathroom light were not working. There was also left over pizza in the fridge.
As they charge a seperate deposit, upon return of the deposit, they took off £55 for damage we hadn't created, and for a stained towel. With regards to the damage, we had not caused the damage and had noticed it ourselves. As for the stain, it was a stain on a white towel which can be be removed as its only make up, and can be bleached as is standard hospitality practice. This makes me question

I booked a room at THE LIMES guest house at Birmingham. Room payment was done. When I reached from far away they said we can not accommodate you though they sent message confirming my stay . And then after few minutes when i left they deducted further 150 pounds form my visa card i gave at Bookign.com site to book room with them
I had to raise the issue with the bank and Booking.Com
I received enough stress and waste of time to reverse the money after multiple struggles

Extremely unprofessional staff from the start. Might act pleasant until you've signed and paid if you're lucky. If you harass them for long enough, they may begrudgingly do the bare minimum but don't expect any kind of service whatsoever. The lad dealing with me tried to be helpful but his seniors told him to put off various parts of my application in front of me and I was almost left homeless. They avoid liaising with you over email to prevent you building up evidence of their corner cutting and conveniently leave out landlord responsibilities in the contracts and then push you to sign by leaving

Could the two reviews below please make contact with us based on your written reviews. We firstly take deposits legally and return them fully within legal parameters when a tenant applies for an AST. We are of the opinion that you are a previous fraudulent application for a tenancy not providing full details and the second review is a short term guest whom lost damage deposit due to a party and smoking violation. I have several Properties managed by Ikos. They are always managed well and tenant problems are actioned quickly. The Ikos team always offer a professional service and keep me informed and updated on any changes and issues with my properties. They always manage to find excellent tenants due to their rigorous vetting procedures, I would highly recommend Ikos to other landlords looking to take away the headache and stress of letting their properties

I just want to say Ikos have been magnificent regarding major maintenance issue i had with one of my properties which involved coordinating various tradesmen to rectify all the issues to help get the property back on the market as quick as possible. Ikos took away all the stress and frustrations that could have appeared had it not been for the excellent can do attitude of the Ikos team and their methodical approach. I hope to continue this great partnership with Ikos and recommend other landlords to use Ikos for all their letting needs.
