As stated in many of the other reviews, Seven Capital are pretty much con artists with aggressive 'used car' sales tactic. Avoid Liam Smith like the plague if he's still there.
The capital appreciation forecasts they give you are nothing short of made up, the yield forecasts have turned out to be wrong by magnitudes of around 70%, and the property build was delayed by over a year.
I will be lucky to breakeven, let along make money on this 'investment'.

SERVICE CHARGES DOUBLE !!! LOSS IN EQUITY!! ... it took an year extra to finish the property.. Worst investment company ever promise you sky and the moon but in the end only takes your money. They made the picture of the apartment we bought look amazing but in the end was just cheap. My apartment was on the highest floor which had no elevator but they failed to mention that so we have to take a lift to 12th floor and walk two flights of stairs to get to 13th. Biggest scam artist around won't ever put my money into this company again. Please don't trust them and read the reviews . There is not only

Frustrating experience. Unprofessional team. Specially Sarah and Eliot both of them are extremely material. Liar. It was stressful period. I sent 30 thousands pounds extra to the Solicitor. Sarah threatened me to withdraw the contract of my purchase. Charged me 600 pounds although Elliot promised me. No any charge.the delay in transferring was due to the holiday. And Elliot informed me will back the 600 pounds to me. But. After getting his commission. Ignore me. My family wanted to buy two property. But. Not with this company

Seven Capital in general seem to be really attentive. They always respond quickly and are proactive in trying to get issues sorted. Emma in particular, the agent who has assisted me throughout a couple of the issues that I've had at my flat has been clear, prompt and professional, as well as being friendly and all round really helpful. Would recommend their services.
It is also notable that the contractors on their books that have been sent to help have likewise been great. Professional, friendly and efficient workers.

I live in one of the buildings built by 7 Capital, and am extremely disappointed by their service. Once built and bought, they will do anything within their power to avoid fixing building issues, and anything to cut costs - even when this includes hiring contractors that destroy the private property of their clients. Months ago, I noticed the layer of slabs on my terrace had fallen into a hollow space underneath it, and soon realised that, because the poor material that was used under the outdoor terrace - which is just a layer of earth, rats had made their way into the building. We have worked with Seven Capital for a few years now and have recommended a number of clients to purchase properties from them which we have then let and managed and achieved strong yields due to the high spec of the apartments. The customer service has been excellent and any issues after the build are dealt with promptly. Unfortunately a lot of developers out there are no longer interested once they have handed over the keys, however Seven Capital genuinely care and resolve issues quickly. They have their own portal for logging any issues which really helps.

Be aware! do not buy any apartment from them, total disappointment!
you will lose all your money on the property they sell!

we bought a one bedroom apartment at No1 Hagley Road back in 2016, we bought it off plan, which is before the construction was finished. they renovate this old office building into a residential apartment building.
The brochure they provided with the CGI image is very miss leading, the whole building looks very translucent and bright. the window looks clear.
but when the apartment is handed over to us, we find out that all the windows in the property is sealed

Utterly ridiculous property management. Several leaks in the property that were never fully dealt with. One leak we reported was simply ignored and a month later the flat flooded. Floorboards and appliances came apart within a few weeks which were never repaired properly. Trying to arrange repairs with them is ridiculous - around-the-houses emails before the one person arrives from Birmingham. Contacted us a month after we moved out to ask if they could come and check of another leak...
