Services
We have many years of experience in property law and specialise in residential conveyancing. Your property move being handled by one of our qualified Licenced Conveyancers or Solicitors, who are supported by our excellent team of Conveyancing Assistants. We make sure everyone who needs to know does know, so that there is no time lost in achieving results.
Fee structure - Our fees are based on the value of the sale, purchase, or re-mortgage and whether or not the property is freehold, or leasehold. No additional charges - For items such as acting for your lender, or completing the stamp duty land tax return. Disbursements - In addition to our legal fees, there are certain charges known as disbursements which are common to all transactions and are unavoidable.
You will need to verify your identity. You will also receive a copy of the Draft Contract to sign. Buyer's solicitor receives search results, checks the legal documents and raises additional enquiries and reports to Buyer. Transfer Deed is drafted by Buyer's solicitor and sent to you to sign in time for completion.
The honest answer is 'we simply do not know'. If a buyer has cash, all the legal documents are satisfactory and the property is empty, then completion could take place in a matter of days. A typical freehold transaction takes about 6 to 8 weeks. You should allow longer if you are selling or buying a leasehold property.

We used Parklands for our first property purchase. Throughout a number of setbacks, including a gazumping, the one constant was the excellent service offered by Parklands. Alex Weller was almost always picking up the phone instantly and providing excellent advice and reassurance.
They cost a bit more but I have experienced and heard of enough horror stories with other conveyancers to know that it was worth every penny.

I used this company for selling and purchasing. Alex was excellent but Pam the director was poor. Alex was responsive, proactive and reassuring. Pam however was not customer friendly and did not even contact me by phone when I’d completed simply sending an e mail and claiming my phone was at fault but no problems before or after with my phone. My advice use them if you ensure you have a conveyancer whose daily job it is as opposed to a director
