Services
Alchemy Asset Management was founded by David Hughes and Guy Bishop, who between them have over 50 years commercial property experience. Both have worked in major property consultancies including CBRE, Cushman & Wakefield (formerly DTZ) and Deloitte, in a variety of roles ranging from planning and development to leasing and investment agency, corporate real estate, financial services and consultancy.
Creation and implementation of asset management business plans covering all aspects of the life cycle of a property investment from purchase to construction / refurbishment, leasing, overseeing property management, and ultimate sale. Identification and analysis of new investment opportunities, thereby gaining an early understanding of how we can extract value and ensuring that the true potential of any opportunity is fully understood.
Comprehensive refurbishment and repositioning of a 380,000 sq ft iconic office park overlooking Junction 11 on the M4, acquired on behalf of Tristan Capital Partners. A focussed business plan will provide a targeted CapEx programme to refurbish vacant space, enhance the amenity offering and dramatically improve the arrival experience whilst also delivering a market-leading wellness and sustainability strategy.
Acquired this 60% vacant office building off market in 2014. Sensible spend in the right places enabled us to bring this building back to the market in a much improved state, with added tenant amenity, and it let very well. Rents moved on significantly over the hold period and we sold successfully to the local authority when 90% let.
