Since the introduction of tenancy deposit schemes the inventory & schedule of condition has become an essential part of the tenancy set-up process. Absolutley diabolical at the end of the tenancy...witheld £100 of the deposit for professional carpet cleaning when the inventory stated carpets were marked and stained..So why were they not done before we moved in????.
TBH thats a small one, despite the fact that during the tenancy we removed rotting astroturf from the rear garden and replaced it with £200 of sleepers and pea gravel which stopped the rear garden flooding. Oh yes and we did extensive repairs to the garage including facia boards and the concrete cladding which was brought up to an acceptable standard and we painted this badly
