We offer all our clients a personal, one to one service with a fully qualified and experienced adviser who is available by phone and by email when you need them. You will have the peace of mind that someone knows your case and is there to talk you through anything you don't understand and to deal with any problems that arise.

There are two schemes which you may be eligible for. The first, available only on new build properties, is the shared equity loan. The Government lends you up to 20% of the cost of your newly built home, so you'll only need a 5% cash deposit and a 75% mortgage to make up the rest. You won't be charged loan fees on the 20% loan for the first five years of owning your home.

Mortgage lenders can require a bigger deposit, but may allow contributions from the builder themselves, or from government schemes. We can help decide how to structure your deposit to achieve the best deposit to rate ratio. We can also let you know if qualify for a help-to-buy scheme from the government, and if you do we will process the application on your behalf.
The mortgage application process can sometimes be frustrating and time consuming. We're here to organise everything on your behalf and we do all we can to ensure that the process runs smoothly, but there are a few things you can do to get prepared ahead of time. You'll also need your latest P60 if you're employed so make sure you know where it is ahead of time.
Your offer will usually be issued within 15 working days of your application being submitted to a lender. However, this is not set in stone. Sometimes it can be quicker and occasionally it can take longer, particularly when your circumstances are complex. Does the deposit/reservation fee that I've paid to the builder go towards my total deposit?.
