Many leaseholders are not aware of the extent of work that takes place behind their service charge and management fee. We have created an illustration below listing the various works that are undertaken on our blocks and estates.

Services
Napier Property Management Services Limited was inaugurated in 1994 when it took over an existing property management business started by Ian Napier, a well-known surveyor based in the Westbourne / Canford Cliffs area. Our clients include residential management company directors, right-to-manage company directors, freeholders and developers.
We provide a higher level of individual attention to clients as each property manager's portfolio is limited in size to ensure good service. We arrange S.42 designated Bank Accounts for each managed property, ring fenced to safeguard client's service charge monies. If you are experiencing a leak in your property, please try to obtain the number of the flat above yours before you call so we can assist you more quickly.
A new enquiry will require a telephone interview and property visit by one of our expert team members to discuss your property's individual requirements. If there are more than two leaseholders, with different correspondence addresses, then please request further forms. The information you have provided is subject to the Data Protection legislation.
Thank you for all your hard work over the last couple of years, it's been very reassuring to work with a managing agent who cares as much about keeping the property in order as we do! I'll be sure to recommend you by name as and when the opportunity arises. This is largely down to all the work you and your team have done over the past couple of years and I think this sale will set a precedent for future sales in the block.

If you are thinking of using this company for a management service for flats - DO NOT, find another company with better reviews, that's also heard of good customer service. When you need their assistance for a simple insurance claim on the building maintenance insurance, they are beyond appalling. It's taken 16 weeks since it was initially reported to Napier and still I've seen no progress and have had to live in a flat that has yet to be fixed. They consistently fail to keep you updated and you end up constantly chasing them because communication seems a foreign concept for them. Nothing has been

If there is an option for zero stars, that would be the most appropriate for these clowns..take ages to sort out problems and charge an arm and a leg. The property manager can never be reached on the phone and never returns your calls, but has the time to post on Google reviews about how good her company is...that just shows how pathetic these people are. One problem for example is unused bikes in the shared bike store which they have been supposedly have meant to clear out 3 months ago and two letters later, still nothing done ...lots of other problems to add, but in a nutshell, avoid these jokers

I had the most unfortunate experience of owning a flat managed by Napier, total and utter incompetence throughout the relationship. Charged thousands of pounds a year for work that was never carried out (cleaner that hadn't visited the property in years, gardening - wasn't a garden there etc). Once refusing to replace doors lock after a burglary and left a vulnerable female concerned for her own welfare. All the way through any interaction they were consistently uncompassionate unhelpful and utterly belligerent to the customers needs. I am so lucky I no longer have the misfortune to have to deal

The biggest wastes of space on the planet.
Utterly incompetent.
Take ages to get work done, very expensive. Poor interaction with their residents.
It's only when you gain experience of what good managing agents actually do and how they operate, which I have now, that you realise how badly this company treat you.
Avoid this company at all costs.

As a Board member of an apartment block managed by Napier I have always found them to be knowledgeable and ready to give good advice at any time. The staff are pleasant and efficient and go out of their way to be helpful. Having dealt with other Management agencies in the past I'm delighted we are now with Napier.

Dreadful, incompetent, and lie constantly. Fraudulently raise charges and refuse to consider proof when charges are not valid. Have no problem with wasting residents money to pursue grossly exagerated matters when a friendly phone call would have sufficed. Have no knowledge of property law or practice and procedure and are too busy to check the lease when advising a tenant is in breach of it, therefore unable to advise what the tenant is in fact in breach of!
Couldn't run a bath never mind a property.
