Kensington Flats is an established property management and lettings company with more than 40 years' success in the industry. We offer Lettings, Property Management and Block Management in London. We are also HMO specialists. We know that property management is not the most glamorous industry. We also know that glamour is not what you require.

Our mission is to modernise the Property Management industry by utilising technology to streamline administration whilst building great relationships with Landlords, tenants, contractors. Property Management Software allows us to proactively manage your property. Our administration team harnesses technology to create an online profile of your property and this allows us to deal with any tenancies or maintenance issues efficiently.
Our Lettings and Management team consistently aims to achieve our 5 rules of Lettings and Management. They centre around finding the right tenants at the right price, proactively maintaining properties cost effectively, ensuring they are compliant and paying our landlords quickly. Tania has worked in the business for over 10 years overseeing accounts and managing all blocks.
To us, every deal is our first deal. The team are driven to find the most suitable tenants to ensure our top 5 rules are consistently achieved. Up to date set of accounts and statements, access to contractor invoices so you can see we do not mark-up any costs to you - 100% transparency on costs and all important tenancy and property documents such as Gas Safety Certificates, and contracts.
The first step when managing blocks is to prepare the annual budget and circulate to lessees in advance of the due date so that they know what costs are planned for the year. The budget schedule will include the likely items of expenditure. This achieves an agreed annual plan where insurance is agreed, cleaning and health & safety costs are confirmed and maintenance contracts are outlined.
HMOs have a number of regulations that needs to be adhered to as set by local authorities. The team will review your property layout and consult on what changes, if any, are needed. Following that we will then liaise with the authority to achieve a license. Once we have achieved licensing our aim will always be to get rent coming in.

Efficient, responsive, respectful, accommodative and friendly from start to end. Everything went smoothly from the start to end of the tenancy. Used these lot a few years ago. Worst letting company I have ever been through. Liars and when we moved out the place due to bed bugs, they had some other lot moving in the next day without rectifying the problem. Don't know what they are like now but I would avoid at all costs. Also instead of cleaning mould all they did was paint over it.
