You may wish to rent out your well-loved home, or it may be an investment venture, but we understand that each property is different and each client has unique needs.
Once your property is let, it is completely your decision whether you would like to manage the property yourself or whether you would like Leonard Auctioneers to handle the management of your property.
If you decide on Leonard Auctioneers to manage your property, we are the primary contact for the tenants and in the event of a complaint or repair request, we report to the Landlord first, and then ensure that our tradesmen / contractors deal with the issue efficiently and effectively.Arrange general repairs / maintenance to be carried out subject to an agreed limit (including structural, cosmetic and appliance repairs).

We'll visit your home and meet with you at a time that's convenient. It usually takes 30 minutes to an hour, and will involve a detailed inspection of your property. We'll look at your specific needs, market forces and current demand, as well as previous transactions in your street and activity levels with other property similar to your own.
By law an EPC is required as soon as a property is placed on the market- with legislation furthermore stating that an EPC must be available for a potential purchaser to view on request. The responsibility to obtain an EPC is with the owner/seller.
Complying with the legislation at the beginning of the selling process will avoid any risk of being fined, as a failure to do so could result in a A200 fine for every breach (one breach equating to one report that an EPC is not available for viewing).Furthermore, a sale cannot complete unless an Energy Performance Certificate is in place.
