Domestic extensions are usually designed by experienced architects or architectural technologists. However, there is usually some associated structural modifications that are required to be designed by a Structural Engineer. Any structural works being undertaken on your property come with associated risks to perhaps the largest investment that you will make.
If your property has been constructed with a traditional roof, a loft conversion to create additional space may be possible, however please contact CVM to provide some free helpful advice if unsure. The advice of an architect, technologist or building surveyor should also be sought to determine how access / egress and maximum space planning can be achieved whilst complying with the relevant legislation.
The transformation of an unused or under utilised barn can create a stylish home or office. The conversion of barns presents unique structural challenges and often requires a structural investigation to be undertaken prior to design work being undertaken. Structural calculations and drawings will be required for the roof, existing / additional floors and foundations / underpinning.
Generally foundations for domestic extensions are sized in accordance with the Building Regulations and agreed with the approved building control inspector. For bespoke properties or where there are problematic ground conditions present a Chartered Structural Engineer would be required to provide advice on the type of foundation and the production of structural calculations and drawings.
