There are many reasons why a valuation of your GP premises may be required; if there is a partnership change, acquisition or disposal, you're setting up a new lease, raising finance or you simply want to understand the current value of your property. We recognise that having an investment in a GP practice is a long-term financial commitment and it is important that you have an accurate understanding of the current value of your medical premises.
Notional Rent should be paid to the GP Partners for the provision of primary care services from the premises. A practice's Notional Rent review should be carried out every three years, normally by the District Valuer (DV) on behalf of the NHS. If a GP practice's review is overdue, they should ask the NHS to issue the practice's CMR1 forms.
As financial pressures increase on GP premises, renting out vacant space can be an excellent way to enhance service provision and maximise income into your practice. A pharmacy implant provides your surgery with both these benefits. GP Surveyors act on behalf of practice owners to explore the feasibility of a pharmacy implant.

We have worked with GP Surveyors on delivering finance training to NHS general practice colleagues on the subject of Notional Rent. The standard of the workshops delivered have been excellent with 100% positive feedback from delegates attending the events. The team at GP Surveyors have been fantastic also - very supportive and quick to come back on any queries we may have had. GP surveyors were excellent in pursuing a notional rent increase for us. They are tenacious and determined to get the best deal and I am very happy with the results of their work for us.We had previously used local estate agents to act on our behalf when negotiating with the district valuer but now realise that the detailed knowledge GP surveyors have means they achieve a much higher rent and more than justify their fees. I would highly recommend them.
