Dealing with landlords since 1990 throughout many developments in the lettings industry, we know that every customer is different and thus strive to deliver a friendly efficient service that works for you. Finding the right tenant, minimising void periods, achieving the best possible level of rental income for your property and avoiding conflict are the foundations of our philosophy.
One of our Lettings Directors will visit your property and carry out an in depth assessment to determine the rental value that can be obtained. We do this by analysing comparables of similar properties that have been recently let by ourselves as well as the wider market, taking into account factors such location, size of property, number of bedrooms and bathrooms, overall condition, parking, garden, furnishings and much more.
Since 2008, it is compulsory for all properties that are to be rented out to have an energy performance certificate also known as an EPC. All landlords are required by law to obtain and make available a copy of the EPC to prospective tenants. The report gives your property a rating between A and G. "A" Rated properties have the lowest running costs and "G" the highest.
At PK Properties we offer a range of packages for Landlords to suit their needs, ranging from Tenant Find, all the way to a Fully Managed Service. All packages are flexible & open to negotiation as we believe that the client should be able to choose the bespoke service required for their property or portfolio.
We manage hundreds of properties for our clients, ranging from those with a single property, property portfolios and overseas landlords, who all prefer to have us deal with the entire lettings and management process for their investments.
