We know that moving to a new home can be stressful and our aim is to make the process as smooth and stress free as possible. We can deal with your residential freehold or leasehold, purchase or sale of a house or flat. If you are taking out a mortgage with most main stream lenders, we can act for you.
This is a good indication of the likely costs, vat and disbursements, but some disbursements may change when we have more information about your specific transaction. Bankruptcy search (2.00 per person) - where there is to be a mortgage/transaction at undervalue. We arrange searches through Conveyancing Data Services.
Many factors will have an impact on timescales. Your transaction can only proceed at the pace of the slowest transaction in the conveyancing chain. For example, the buyer may want to have a survey carried out, they may need to await a formal mortgage offer, they may need to give notice on a property they are renting, they may have a related sale.
This is difficult to predict because your transaction will proceed at the pace of the slowest transaction in any conveyancing chain. An average for a purchase is usually about 4 months. At times when there are incentives, such as Stamp Duty Land Tax breaks, that time is likely to increase substantially.
A fully qualified, insured solicitor will prepare your Will, giving you peace of mind about what will happen to your property and possessions after you die. If you have a Will drawn up, you can tell your loved ones what you would like to happen to you after you die and make the estate administration much easier for them.

Horrendous lack of communication- TOTAL refusal to reply to my last four emails, voicemails or to my bank managers THREE phone calls re my mother’s estate. Have NO idea what the executor was thinking employing this ‘ company’ after these reviews that are all in same vein?! Consulting ombudsman now and taking out court order against executor due to not revealing accounts.

This solicitor doesn't even deserve one star. So far it is taking them over 3 years to resolve my dad's estate and we are still waiting. Absolutely disgusted by the lack of communication, service and professionalism!! We are taking them to the legal ombudsman. Their fees are in the region of £10,000 so far! What a joke!

This is the worst service I have every recieved form any UK service. But when I say service, that's the point there was no service at all! I contacted them by email 3 times all without an answer. I ask the person I was helping to go and see them, still no contact. So I sent another email asking why they never answered me, NO answer. So I have sent an email asking for the complaints procedure because this normal practice before contacting the legal ombudsman. I have to wait before contacting the legal ombudsman, which I'm about to do this week. They have totally ignored my communications. Very very
