EPS Sash & Case is a family-run, Edinburgh company specialising in the repair, restoration, and refurbishment of exterior and interior traditional sash and case windows. As one of Edinburgh's original window restoration companies, we have extensive experience and knowledge working with traditional sash and case windows since 1985.

EPS sash & case use burnt sand and linseed oil mastic as this is the original method for pointing the outside facing of the sash window to the stonework. Exposed to all weathers year after year, sash timber windows take quite a beating. They can last for decades if you just keep them clean and protect them with a coat of paint.

The old and loose mastic around the window where the cement meets the stonework is removed as is the backing that is behind it.

But when water gets trapped in or against them, rot can take hold. We offer a full replacement service for rotten timber on any part of sash & case windows that matches the profile and thickness of the other wood areas on the house.
Sash cords and pullys may wear out over time. The attached weights will fall to the bottom of the case if the cords snap, making it difficult to open the window. Over the years sash cords may have become subject to wear and tear and require replacement. Sash windows are counterweighted so that they can be operated easily.

Edward and his team repaired and painted our 20 windows. The house is in a conservation area and the work was completed to a very high standard. The whole team were very professional in their approach and communications were easy. Great care was taken to apprise us of progress at all stages and we are very happy with the end product. No hesitation in recommending EPS and will be happy to use them again if the need arises.

Critical: Punctuality, Responsiveness
I arranged for EPS to come to my property to assess repairs required to our windows. Nobody turned up at the arranged time. When I finally spoke to someone in the office they said that the job wasn't in their diary and arranged another date to come. No show on that occasion either, nor answer to any of my calls or reply to message left.

I'm very pleased with the work carried out restoring my windows. Everything was done to a very high standard. The follow up check in a year also provides added peace of mind. Edward maintained very clear communication throughout the duration of the work. EPS are very reliable and trustworthy and no mess was ever left at the end of the day.

EPS provided a first rate service from a very professional and personable team - from the initial survey through to the completion of the work. Edward kept us informed and engaged throughout. His attention to detail is great and it's clear that he has a passion for preserving and maintaining historic architecture. They kept the house clean and tidy, inside and out; the works were completed on time; and the initial quote was the price we paid, despite the inevitable surprises that old windows bring. More importantly the windows look great! I would whole-heartedly recommend EPS.

I contracted EPS Sash & Case to refurbish four first floor windows of a Grade A Listed West End property.
From the outset I was impressed with company's online process of requesting a quotation, Mr Davidson's initial site visit to assess the work and timely provision of an estimate. The work undertaken in refurbishing, external and internal painting was executed to a very high standard. The work was completed within timescale and to estimate. I found Mr Davidson to be highly professional, punctual and polite.
