I enquired about renting my property out and the law around HMO and planning permission in Manchester. The agent Sam told me i would not require planning permission but when i double checked this with Manchester City Council, the council told me the opposite of what Sam told me and planning permission would be required. Therefore if i didn't do my own research, i would have been held liable for breaking the law and could have faced prosecution. I would not advise this estate agent as they clearly do not provide the correct information regarding the law around renting.
