Electrical Installation condition reports (EICR) are provided as an official document given after an assessment by a qualified engineer or electrician. The assessment is based on the quality of your electrical installation, the electrics and cables will deteriorate over time. An electrical installation condition report should be carried out regularly and in accordance with BS7671.
The Testing, Inspection and writing of reports for Electrical Installation Certificates for domestic properties are required for many different reasons. Trade Facilities services offer all the Electrical installation certificates and electrical test certificate; we also offer a special service for landlords electrical certificates.
Due to the electricity at works act; there comes a time when all offices require Compliance. This can sometimes be referred to as a "periodic inspection" or a "5 year electrical fixed wire test". The actual term for fixed wire testing is a "electrical installation condition report". The recommended time can also differ; this depends on the type of property.

There will a legal onus on all landlords to have a electrical installation condition report in place. They will have to be able to provide this to the tenant, managing agent or local authority within 30 days should they ask. In Scotland it has already been made law to provide EICR reports for tenants, this is to prove that property is safe.

Landlords AVOID AVOID. The company was contracted to do a EICR. After the inspection the electrician almost ran off explaining that he had to "check something" before providing an answer as to whether it had passed or not. I am paying for the expertise and don't expect the contractor to have to check the regulations. In reality, one unused circuit had to be disconnected and one had to be downgraded. This is 5 minutes simple work and I would have been happy to pay a small charge on the same day to do the work. It was blatent profiteering and a second visit cost me over 240GBP. In addition there
