Seymour Luke is a specialist Conveyancing company regulated by the Council for Licensed Conveyancers. The Company was formed in 2008 in response to the economic climate and we have been successful in developing an extensive client base and fantastic relationships with local estate agents and other professional organisations involved in the Conveyancing process.
Once your sale has been agreed, and we are instructed to act on your behalf, we will liaise with your estate agent's, if applicable. We will obtain confirmation of the sale price and even at this early stage, we will make enquiries regarding a completion date and we will ensure that everyone is working towards a specific completion date.
Once we receive instructions to act on your behalf, we will make contact with the estate agents or seller's legal advisors to ensure that the contract documentation is provided without delay. Upon immediate receipt of the required documentation, we will raise the necessary legal enquiries and request any necessary searches.
We appreciate that when a client is selling and buying a property at the same time, the stress and anxiety is multiplied. That is why we constantly update our clients and ensure they are aware of progress throughout the entire process. We update our client and both selling agents not just when key milestones in the transaction have been reached but also if we are experiencing any delays in response from any party involved.
We understand the importance and the necessity particularly in the current economic climate to restructure and refinance what will be a client's biggest asset, their home or second property. By paying off the existing mortgage held over a property and taking a new mortgage provides an option to raise additional finance needed for alternative investment or home improvements.
