Services
Two storey extensions allow you to add more bedrooms and ground floor rooms. These need planning permission - we manage the application process once your are happy with your plans. We will work with you to create the perfect design for your home. After our first meeting you will know what can be achieved, how long it will take and how much it will cost.
As well as drawing up plans for your project, we also offer additional services to ensure that the work you are planning runs as smoothly as possible. For more examples of our work including completed plans and before and after photos, take a look at our portfolio. The cost for plans includes everything you need to get planning approval if necessary and building control approval.
We probably submit more planning applications than any other company in Sheffield every year, as well as many for Rotherham, Chesterfield, Doncaster, Barnsley and Wakefield. You will need planning permission for any single storey extensions over 4m high so of course for any two storey extensions. Front extensions also need permission or any dormers on the front of the house.
Sometimes you don't need planning permission for certain projects, but you will almost always need building regulations drawings and building control department approval.
This process involves the inspector checking the plans to make sure the correct technical elements are specified such as beam sizes for taking out load bearing walls, timber joist sizes for roofs and floors and insulation levels needed and many more things to make sure your extension is built properly and safely.

Most builders charge about 1000 - 1,200 per square meter for a basic single storey extension; this will be finished, plastered with electrics, radiators and standard windows and doors. The price will be increased when you add things like bi-fold doors, Velux roof windows, under-floor heating or any complicated knock through requiring steel work.

We recently had our plans drawn up by Ben after Neil came round to do the initial measurements. Ben created a design that we were really happy with and has been great advising about planning permission and also ensuring we received the correct approval. We found our builder through their recommendation and are very pleased with the overall service we have received.

I would definitely recommend Plans for Extensions to anyone requiring any general advice to submitting a planning application. They have been very supportive right from the start in what has been a long and stressful process. Both Neil and Ben have always been happy to clarify and go over & beyond to help me with application. Even after approval,… anything myself or the building contractor has required we have been able to seek guidance from Plans for Extension swiftly. If they are not a phone call away then they are happy to do a zoom to ensure they can provide the best support &

We heard about Neil when we had a problem designing a kitchen. Neil came to see us and quickly and concisely advised of ideas to resolve our issues. We chose to go with an extension plan he proposed. Part of Neil's service is to offer a list of builders to obtain quotes to complete the build. He also advised of relevant building inspectors. We had never been through the process of this level of change to our house.
Neil offered further advice when we needed it. Throughout he was prompt, effecient and very pleasant and helpful. He helped to put our mind at ease.
The build has just come to a close

I've used Neil on 2 occasions - once for a loft conversion and the second time for an extension and rearrangement of adjacent rooms. He has been excellent and not only knows his stuff but has many useful contacts which may be of help to people at least in the Sheffield area. The builders had no issues with his plans and neither did the council building department with anything either. so 10/10 on the two sets of plans he's done for me.
