We provide an extensive range of regulated products to support residential and commercial property transactions across England and Wales. Our dedicated team have extensive years of experience and knowledge, not only of our local area but in all other areas of England and Wales.
The Residential or Commercial Regulated Local Search products contain the results of a search of the Local Land Charges Register (Form LLC1) together with the results of the Enquiries of the Local Authority (Form CON29R). There are also a series of Optional Enquiries of the Local Authority that can be obtained (Form CON29O).
The most popular Residential Environmental Report we provide is the Groundsure Homebuyers Report. This report provides solicitors with the necessary information to answer the LawSociety requirements on Contaminated Land for residential property and considers the risk of the property being identied under Part IIA of the Environmental Protection Act 1990.
In 2002, The Law Society launched the Drainage and Water Search (CON29DW) with the aim of providing a standard form of drainage enquiry for use in property conveyancing. The CON29DW was designed to highlight potential issues with public sewers and water networks that serve the property which could lead to maintenance costs or could have an impact on the property value.
The Coal Authority holds and maintains the National Coal Mining Database which can confirm whether any property in England, Wales and Scotland has been affected by any coal mining related issue. Tin Mining has been a main industry in the past in Cornwall and West Devon. We recommend that any prospective purchaser within these areas carry out a Tin Mining Search.
