Having worked in and around estate agency, buying and selling properties and carrying out property renovations and restorations for many years now, I am able to advise on a number of property related issues. This charming Grade II Listed house had to be carefully restored in sympathy with its age and period style. Dating back to 1812, it was originally a carpenter's cottage, with features such as original flagstones, as well as a beautiful beams and an inglenook fireplace in the sitting room.
Working closely with planning and conservation experts, and the local planning authority, we were careful to retain the character of the property while also ensuring it was suitable for modern day living.We exposed exquisite natural stone around the fireplace, for example, and restored an old window seat area.

A beautiful new-build in a conservation area. This exciting project is now complete and we are extremely pleased with the results. There were many challenges associated with the cottage - including 14 separate and stringent conditions imposed by the local planning authority which had to be met.
The attractive cottage is faced in blue lias stone and despite some difficulty getting approvals and warranties, it has a reclaimed, double Roman, clay-tiled roof so it sits comfortably within its surroundings.Utilities had to be brought in and drainage back out. The most up-to-date building techniques and materials were used to make the cottage energy-efficient and warm; there is now under-floor heating and a wood-burning stove.
