Michelle O'Shea and Co. Licensed Conveyancers offer you a convenient, personal and faster way to make the process easier. We are a firm of Licensed Conveyancers in Nottingham and whilst in the main we carry out conveyancing in Nottingham, acting for clients who live outside Nottingham or in connection with a property outside Nottingham is not a problem to us.

We can act in connection with any property in England and Wales. Whether buying, selling, remortgaging or transferring Equity our conveyancing team is on hand to help. We can act on your behalf in relation to any purchase, sale, remortgage or transfer of a residential property in England and Wales, whether it is a house, flat or piece of land.
Services
Michelle O'Shea has been employed in the conveyancing field since 1983 and qualified as a Legal Executive in 1992 and as a Licensed Conveyancer in 1994. During most of her employed career she was employed by two different house building companies in their legal departments and is therefore very experienced in new housing conveyancing.
Licensed Conveyancers are required by statute to effect Professional Indemnity Insurance which protects the customer against loss in the event of the Licensed Conveyancer being negligent when carrying out their conveyancing.

In addition, they have to contribute to a Compensation Fund, which is administered by the Council for Licensed Conveyancers, which again is there to protect the customer against loss in the event that the Licensed Conveyancer fails to act properly or is dishonest or fraudulent.
We pride ourselves on the fact that the majority of our clients are either existing clients who come back to us time and time again or clients recommended to us by those existing clients based on the level of service we have provided to them. We do however have some clients who are recommended to us by another organization, for example, a mortgage lender, mortgage advisor or an estate agent.
We can act on your behalf in relation to any purchase of a residential property in England and Wales, whether it is a house, flat or piece of land. Exchange of Contracts - this commits the Buyer to buy and the Seller to sell the Property at the agreed price. On exchange of Contracts the Buyer is required to pay a deposit which usually amounts to 5% or 10% of the purchase price.
We can act on your behalf in relation to any sale of a residential property in England and Wales, whether it is a house, flat or piece of land. 1. Exchange of Contracts - this commits the Seller to sell and the Buyer to buy the Property at the agreed price. 2. Legal completion - this is when the balance purchase monies are received and the Seller moves out of the property.

I have had a very good experience with Michelle O’Shea on two separate occasions and I am using them on a third property transaction too. The entire team are professional, responsive and very efficient. On this occasion I was assisted by Laura Madden, Sarah Atterbury and Megan. They were superb and I wouldn’t hesitate to recommend their services.

This is the second time we have used Michelle O'Shea & Co, in particular Julie Rigby, and the experience has been faultless. Megan has responded to all my queries in a friendly and timely manner despite being under huge pressure I'm sure with all the stamp duty deadlines. Really impressive team who I would recommend wholeheartedly.

I've recently completed both a sale and a purchase of a property, with several bumps along the way, the Team at Michelle O'Shea's kept my feet on the ground and stopped me panicking it was all going to go fall through. Great communication throughout. Thankyou for a smooth process, I will be using you again should I need to. Highly recommended . 🥂

Michelle and her team are amazing.
Communication is efficient and timely, queries answered promptly and the phone answered - no meant feat when everyone is snowed due to the stamp duty holiday. However, on top of this, what really stands out is that they go above and beyond and pull out all the stops to make it happen for you.
We initially instructed Michelle 15 years ago for a house sale and purchase and thought what a fantastic job she did then. We have instructed her again in April 2021 and thank goodness we did as I don't think we would have completed in time without her.
We have been delighted

Great experience buying our first home! Michelle O'shea were recommended to us and we are so happy to have gone with them as our solicitors. Laura was great, always helpful and fast to reply. The process was seamless and were never having to chase her up. We have now had several family members buy/sell a house through Laura and have had nothing but positive experiences.

Excellent experience selling with Michelle O'Shea & Co. I was looked after by Laura who completed the sale in a timely and efficient manner. Laura was also excellent to understand my situation and provide bespoke advice. In the past I have had poor experiences with other firms. Would definitely recommend Michelle O'Shea & Co and in particular Laura Madden.

It's not uncommon to have issues buying a house and we certainly did. But at a time when things were getting very tense, it was great to have Michelle O'Shea & Co behind us giving advice and being the voice of reason. They were easy to contact - promptly returning calls if necessary, turning around paperwork and always in good spirits - despite being under a heavy workload with the stamp duty holiday deadline approaching.
I wouldn't hesitate to recommend them.

I went in today to ask about transferring a property into my name and was spoken to like a piece of rubbish by a lady with dark hair and glasses, who I presume was the owner. This lady maybe very good at what she does, I do not know? But obviously she needs to brush up on her people skills. Because as In this case even if you cannot give the customer what they want, you should always talk to them with respect. Very poor!
