Graeme Locke is an independent building surveyor with an extensive knowledge of properties, particularly domestic, gained by qualification and many years of hands-on experience. The core of the business focuses on RICS Home Surveys, damp surveys, timber surveys and preservation works. Most problems are generally caused by poor construction techniques, wear and tear or changes and alterations since the property was built.
This type of report is what you may be asked for when buying a property - your surveyor/valuer has found a problem and has requested a damp and timber report.
We would normally be looking for damp problems like rising damp, penetrating damp, condensation, dampness caused through defective gutters and roof coverings etc. Timber defects, possibly as a result of the above issues, will also be assessed including looking for wood boring insects (wood worm etc).

The fee varies depending on the property size and type of survey required. However, the fee is cost effective and will often save hundreds or thousands of pounds and often negate the need for destructive, disruptive and unnecessary works. Please call or email for a quotation. There are companies that offer free surveys for damp, timber and wall tie issues.
Condensation is often misdiagnosed as rising damp or penetrating damp and I would always recommend a thorough survey by someone who will take the time to assess the problem. I will normally take 2-3 hours on site and if you are a landlord, I will talk to your tenant about their lifestyle with regards to the amount of moisture they are creating and what precautions they are taking to reduce airborne moisture.
A pre-treatment survey can be carried out. There will be a nominal fee for this work because of the time it takes. I believe that the best way of testing for the wall tie failure is to inspect the tie in the outer leaf of brickwork rather than the section within the cavity. If its pre purchase and this work can't be carried out, I will carry out an external inspection and assumed costing for the works.
